September 2007 - New laws were passed by the Arizona legislature that became effective September 19, 2007.  The Arizona Landlord's Deskbook (5th Edition) was published October 2007 and includes the September 19, 2007 changes. 

January 2009 - The new "Ruies of Procedure for Eviction Actions" became effective January 1, 2009.  These new rules affect: (1) attorneys and (2) landlords who do their own evictions.  In short, the new rules require the Summons and Complaint to include specific language and notices.  The court must find that specific facts exist before granting a judgment against a tenant.  All attorneys and landlords should read the new rules before doing another eviction.  The new rules DO NOT require any changes to any of the forms in Appendix B of the Arizona Landlord's Deskbook (5th Edition).
